Subdivision Case # PZS 5– Replat of Lots 5 and 6 of Spring Valley Ranchettes (County) – Nicholas and Debra Wheaton and Ronald and Ellen Oostendorp – 3 lots – 7.49 Acres – Spring Valley Lane and Deer Creek – Unincorporated Muscatine County
Nicholas and Debra Wheaton and Ronald & Ellen Oostendorp have filed a combined Preliminary/Final Plat to replat of Lots 5 & 6 of Spring Valley Ranchettes creating a 7.49 acre three-lot subdivision, in unincorporated Muscatine County. The subject area is zoned R-1 Single Family Residential within unincorporated Muscatine County. The proposed replat would create a new buildable lot south of the existing pond.

WDS Subdivision (County) – White Distribution and Supply on behalf of Alpha Morehouse – 1 lot – 4.18 acres – 3900 block of Park Avenue West – Unincorporated Muscatine County
White Distribution and Supply on behalf of Alpha Morehouse has filed a combined Preliminary/Final Plat for WDS a 4.18 acre one-lot subdivision, in unincorporated Muscatine County in 3900 block of Park Avenue West. The subject area is zoned R-1 Single Family Residential) within unincorporated Muscatine County. White Distribution and Supply has a contract with Alpha Morehouse to split off the southern 4.18 acres of their property. White Distribution and Supply is a distribution and supply business on the adjoining parcel to the south. White Distribution and Supply is acquiring this property in order to construct a new building as their business expands.

Voluntary Annexation Request – WDS Subdivision (County) – White Distribution and Supply on behalf of Alpha Morehouse – 1 lot – 4.18 acres – 3900 block of Park Avenue West – Request of M-1 Zoning upon Annexation
Currently the City of Muscatine’s corporate limit line runs 35 feet north of White Distribution and Supply’s current property line. The proposed property acquisition of the WDS Subdivision will take them across City Limit. Annexation of these 4.18 acres to the City is necessary because White Distribution and Supply will need City services such as sewer services and fire protection on their entire expanded site. The City does not provide these services to areas outside of the City. White Distribution and Supply is requesting that the land encompassed in the WDS Subdivision and proposed annexation area be placed into the M-1 Zoning District. This would be an extension of the existing M-1 zoning district that directly adjoins the subject area to the south and east.

Development Plan Approval Request – Beaver Builders Inc. – Approximately 100 Townhomes – 7.5 Acres – North side of North Port Drive – Proposed Muscatine Landing Subdivision
Beaver Builders Inc. has submitted a development plan, as is required by Section 10-18-4 of City Code for any change of use in the S-3 Zoning District to change the permitted land use on approximately 7.5 acres on the north side of North Port Drive, in the proposed Muscatine Landing Subdivision. This property is located in the S-3 district. The S-3 district allows for any use permitted in any residential zoning district or in the M-1 Light Industrial Zoning District, subject to the approval of a development plan by the Planning and Zoning Commission. The development plan shall detail the specific layout and uses of the subject property. The project will consist of approximately 100 two- and three-bedroom townhomes on 7.5 acres, located on the north side of North Port Drive, approximately across the street from the existing Unity Point Clinic. The developer intends for the townhomes to be market rent units of about 1,380 square feet per housing unit, with each unit also having a two-car attached garage. Friendship Drive, a new public street running north from North Port Drive, would provide access to the proposed development, with access to each individual unit coming off one of two private street that will intersect with the new public street. No access to the proposed development would be permitted directly from North Port Drive.

Subdivision Case # PZS 7– Muscatine Landing Subdivision – Beaver Builders Inc. – 28.4 Acres – S-3 Zoning – District North side of North Port Drive – Proposed Muscatine Landing Subdivision
Beaver Builders Inc. has filed a combined Preliminary/Final Plat for Muscatine Landing Subdivision a 28.4-acre four lot subdivision, upon which the development proposed in the Muscatine Landing Subdivision Development Plan will be located. Friendship Drive a new public street running north from North Port Drive would provide access to the proposed development. As part of this plat the right-of-way for Lakeview Avenue, a platted street that was not constructed, would be vacated and replaced with Friendship Drive, which is located approximately 60 feet to the southwest of the platted right-of-way for Lakeview Avenue.
