Rezoning
Rezoning Case #Z-131-12 - Economy Advertising Co - 3318 Park Avenue West - C-1 Neighborhood & General Commercial to M-1 Light Industrial.
Economy Advertising Co. has submitted an application to rezone their 2 acre parcel on Park Avenue West from C-1 Neighborhood & General Commercial to M-1 Light Industrial. Economy Advertising Co. has requested rezoning to facilitate the sale or rental of this property, at this time there no definitive plans for how this property might be used under a M-1 zoning. REQUEST HAS BEEN VOLUNTARILY WITHDRAWN.
Rezoning Case #Z-132-12 - Community Bank on behalf of Mills Marine, LLC - 2875 Highway 61 - Muscatine County C-1 to City C-1 Neighborhood & General Commercial.
Community Bank on behalf of Mills Marine, LLC, has submitted an application to rezone two adjoining parcels totaling approximately 18 acres parcel located at 2875 Highway 61 from Muscatine County C-1 & Muscatine County R-1to City C-1 Neighborhood & General Commercial, upon annexation of this parcel into the City of Muscatine. Mills Marine, LLC plans to purchase and relocate its boat and ATV sales and service to this property.
There is a signed annexation agreement for these parcels and this rezoning would run concurrently with completion of the annexation process.
Rezoning Case #Z-133-12 - Ripley's Development Corp, LLC - 1127 Ripley Court - Muscatine County C-1 to City C-1 Neighborhood & General Commercial
Ripley’s Development Corp, the deed holder for a 0.3 acre parcel located at 1127 Ripley Court, has signed an agreement to voluntarily annex this parcel into the City of Muscatine. The parcel is currently zoned as Muscatine County C-1 and is leased to Casey’s General Stores, Inc., owner and operator of a convenience store at this location. This request is to rezone this parcel from Muscatine County C-1 to C-1 Neighborhood & General Commercial. The C-1 Neighborhood & General Commercial is the zoning district most appropriate for the current use and is most equivalent to the Muscatine County C-1 zoning district. This rezoning will run concurrently with annexation of this parcel.
Rezoning Case #Z-134-12 - Ripley's Development Corp - U.S. 61 Muscatine County M-2, A-1, and R-1 to the R-4 Residential District
Ripley’s Development Corp, the deed holder of nine parcels totaling 131.8 acres of land along U.S. 61 upon which Ripley’s Mobile Home Park is located, has signed an agreement to voluntarily annex these parcels into the City of Muscatine. The subject parcels are currently zoned as either Muscatine County M-2, A-1, or R-1. This request is to rezone them to the R-4 Residential District. The R-4 Residential District, is the City of Muscatine
zoning district which permits mobile home parks. This rezoning will run concurrently with annexation of these parcels.
Annexation
Voluntary Annexation - Addition to Previously Discussed Voluntary Annexation Proposal for Ripley’s Mobile Home Park and Nearby Areas
At the its meeting on September 11, 2012, the Planning and Zoning Commission reviewed and recommended approval of a voluntary annexation request from five property owners covering 370.7 acres on 22 parcels. This voluntary annexation request relates the extension of sanitary sewer service to Ripley’s Mobile Home Park. Since the Commission has reviewed this request Vickie Mott has requested that the 29.49 acres on parcels that she owns be included in this proposed voluntary annexation. The subject parcels are located on the south side of 180th Street and are adjacent to the current City of Muscatine Corporate Limit Line to the west and are adjacent to Ripley’s Mobile Home Park to the east.
