Subdivisions
Miller-Deahr Farm Subdivision – Preliminary/Final Plat - 3 Lots – 4 Lot Preliminary/Final Plat-46.444 Acres - On Bayfield Road – Robert C. Miller – Muscatine County Subdivision. Gary Whitacre of Martin & Whitacre Surveyors & Engineers Inc., acting on behalf of Robert C. Miller on June 27, 2012 filed a combined Preliminary/Final Plat for the Miller-Deahr Farm Subdivision, a four lot subdivision of a 46.444 acre parcel that is zoned A-1 (Agriculture) within unincorporated Muscatine County. The intent is two allow for the sale of the northern two lots to adjoining landowner to the north and for the continued agricultural uses on all four proposed lots. This subdivision is located in unincorporated Muscatine County, but falls within the two limit requiring City approval. The Commission conducted an on-site viewing of this request on August 8, 2012. The Commission is requested to discuss and consider action on this request.

LBM/Phelps Subdivision – Preliminary/Final Plat – A Replat of Lot 2 – A Subdivision of Parcels “C” & “D”- Off Hershey Avenue – LBM Storage, LLC. Gary Whitacre of Martin & Whitacre Surveyors & Engineers, Inc. has filed a combined Preliminary/Final Plat for the Replat of Lot 2 on behalf of LBM Storage, LLC. If approved, the Phelps Laundry intends to purchase lot 2B. Both Lots 2A & 2B will have their frontage on Hershey Avenue. The owners of lots 1, 2A & 2B will enter into an agreement for access and maintenance of the road named Newcomb Boulevard. It is recommended that the Commission direct staff to schedule an on-site viewing of this request with appropriate notice to adjacent property owners.

Vacation
Vacation of unused public property originally intended for a walkway in the vicinity of Myrtle Lane and Mulberry Avenue – Sal LoBianco. Gary Whitacre of Martin & Whitacre Surveyors & Engineers Inc., acting on behalf of Salvatore LoBianco on July 3, 2012 filed vacation plat for a 10’ wide strip of undeveloped right-of-way located off of Myrtle Lane. This right-of-way was dedicated to the City of Muscatine in 1962 for use as a walkway. No walkway has been constructed on this right-of-way, nor does the City have any plans to construct such a right-of-way. The LoBianco’s intend to build a home on the parcel located at the western end of this right-of-way and are requesting that this right-of-way be vacated so that may purchase it and utilize it for the installation of utilities and for potential access to their parcel. If the vacation of this right-of-way is approved all adjoining properties owners will in accordance with established City policy be given the opportunity to purchase the portion of the vacated right-of-way nearest their property.
