Subdivisions
Cobblestone Hills Subdivision – Final Plat - 3 Lots – 26.9 Acres – Oak Creek Development, Inc. & Cobblestone Ridge Homes, LLC – Off Cobblestone Drive. Gary Whitacre of Martin & Whitacre Surveyors & Engineers, Inc.
has submitted a Final Plat for Cobblestone Hill, a 3-lot subdivision
located off Cobblestone Drive. If approved, the developer intends to
construct residential structures on Lot 1. Lot 2 would be held for
future development, and Outlot A would continue to serve as a storm
water detention basin. The Commission conducted an on-site viewing of
this request on February 8, 2012, and approved the preliminary plat on
February 14, 2012. The Commission is requested to discuss and consider
action on this request.
Fridley Subdivision – Final Plat – 6 Lots, 1 Outlot – 17.839 Acres – Fridley Theatres – Mulberry Avenue & Bypass 61. Gary Whitacre of Martin & Whitacre Surveyors & Engineers, Inc.
has submitted a Final Plat for Fridley Subdivision, a 6-lot subdivision
located off Mulberry Avenue and Bypass 61. If approved, the developer
intends to construct a theater on one large lot and provide additional
lots for commercial development. Outlot A will serve as a detention
basin. Staff has notified adjacent property owners of this subdivision
submittal and the Commission conducted an on-site viewing on February 8,
2012, and approved the preliminary plat on February 14, 2012. The
Commission is requested to discuss and consider action on this request.
Subdivision Regulations
Subdivision Ordinance Amendment – Phasing, Performance Bonds Issued In Lieu of Completion or Required Public Improvements, and Certificates of Occupancy for Structures in New Subdivisions. The Commission will discuss and comment on the proposed changes to the
subdivision regulations intended to insure all public improvements are
installed in accordance with the subdivision development approvals. The
Commission is requested to discuss and make recommendation on the
amendment.
Other Business
Comprehensive Plan Update-City Planner Andrew Fangman will present Commissioners with the status of the Comprehensive Plan Update. A discussion will follow with the opportunity for Commissioners to provide input and suggestions regarding the update effort and adoption timeline.
