Subdivision:
S-232-16 – Shoultz Acres Subdivision – Kenneth John and Providence Shoultz – 1 lot – 4.53 Acres – 2620 Stewart Road – Unincorporated Muscatine County
Kenneth John and Providence Shoultz have filed a combined Preliminary/Final Plat for Shoultz Acres a 4.53 acre one-lot subdivision, in unincorporated Muscatine County at 2620 Stewart Road. The subject area is zoned R-1 (Residential) within unincorporated Muscatine County. The proposed subdivision would create a new 4.53 acre lot with the purpose providing a new home site for a relative.

Utility Easement Way Vacation:
V-125-16 – Cliff Lanfier – Lots 16 & 17 Riverbend Second Addition – 3222 Clermont Drive
Cliff Lanfier has submitted easement vacation plat that vacates a 10-feet wide utility easement, composed of two adjoining 5 foot utility easements located on Lot 16 and Lot 17 of the Riverbend Second Addition, 3222 Clermont Drive. The intent is to combine these two parcels, which makes these utility easements unnecessary as the resulting parcel will have all the necessary utility easements located along the perimeter.

Zoning :
Z-141-16 – Local 1009C, International Chemical Workers Union – 922 Hancock Street – 0.46 Acres – R-3 to S-2 Zoning
Local 1009C, International Chemical Workers Union, have submitted an application to rezone 0.46 acres located on two parcels at 922 Hancock Street, the location of the former Christian Life Church, from R-3 Single Family Residential to S-2 Institutional Office and M-1 Light Industrial. The applicant is proposing to convert the currently vacant church into a union hall.

Other:
Proposed Amendment Urban Renewal Plan for Consolidated Muscatine Urban Renewal Area – Review and recommendation on conformity with the adopted Comprehensive Plan.
Previously, City Council established a Consolidated Urban Renewal Area and adopted an Urban Renewal Plan as provided for in the Code of Iowa. The current Urban Renewal Area consists of all property that was within the boundaries of the City at the time the resolution establishing the current Urban Renewal Area was adopted. This amendment is being proposed for the purposes of identifying new urban renewal projects to be undertaken and extending the City’s Small Business Forgivable Loan Program. The Code of Iowa requires that before a public hearing is held on such a proposed amendment that the Planning and Zoning Commission review said proposed amendment and make a recommendation to City Council on its conformity with the adopted Comprehensive Plan. The Planning and Zoning Commission is being asked to review the proposed amendment to the Urban Renewal Plan and make a recommendation as to conformity with the adopted Comprehensive Plan
